Multi-Tenant Office Building – RTU Project, SCHAUMBURG, IL
EMCOR Services Team Mechanical’s (TMI) replacement of three packaged rooftop units was completed over a single weekend to assure no disruption to the tenants occupying the space that operate during business hours. The upgraded rooftop units provide immediate, and long term value to the client with: increased building operation, improved equipment efficiency and reliability, reduced energy consumption, and effective temperature-control with better indoor air quality for enhanced occupant comfort.
The client’s seven-story,134,000 square-foot multi-tenant office building was in need of upgraded packaged rooftop units to replace the current aged equipment. To assure a seamless transition with no disturbance to the building occupants, completing the upgrades during non-business hours was essential.
This replacement project included the removal of the building’s three existing rooftop units and the installation of three Daikin RPS 125 ton packaged rooftop units. A request from the client, and unique challenge to overcome, was having the ability to set the new equipment on the existing curb without major structural modification and having to meet the existing height restraints to avoid modifying the equipment screening. TMI achieved this while also adding electric heat to the new units and increasing the capacity of the equipment to meet potential long-term tenant cooling needs. The electric heat functionality offers better temperature control of the individual VAV zones and will allow for the building to warm up in the morning to maintain occupant comfort.
